RealPage $359.9M Rental Software Antitrust Settlement: How Renters Can File a Claim

This settlement resolves antitrust claims that apartment owners and managers used RealPage software to inflate rents. If you paid rent to one of the listed companies between October 18, 2018 and November 21, 2025, you may share in $359,925,000 — and claims are now open.
If you paid rent for a multifamily apartment owned or managed by certain large property companies between October 18, 2018 and November 21, 2025, you may be entitled to money from $359,925,000 in class action settlements in the RealPage rental software antitrust litigation. Unlike the earlier round, claims are now open — you can file a claim online or by mail through the official settlement website.
No payments will be made at this time. If the court grants final approval, money will be distributed at a later date. But you must submit a claim by the deadline in order to be considered for a payment.
What Is the RealPage Rental Antitrust Settlement About?
Plaintiffs allege that the defendants violated federal and state antitrust laws by conspiring to fix and inflate the price of multifamily rental housing across the United States and its territories, and by exchanging competitively sensitive information about rental pricing and leasing through RealPage's revenue management software. Plaintiffs allege that, as a result, renters were overcharged and had fewer places available to rent.
The settling defendants deny all allegations of wrongdoing and assert that they have valid defenses. The court has not decided who is right or wrong. Instead, the plaintiffs and settling defendants agreed to these settlements to avoid the risk and cost of further litigation. The case is In re RealPage, Inc., Rental Software Antitrust Litigation (No. II), pending in the U.S. District Court for the Middle District of Tennessee before Judge Waverly D. Crenshaw, Jr.
Beyond the cash fund, the settling defendants also agreed to change how they participate in the rental market — including not providing nonpublic data to RealPage for competitor pricing recommendations, refraining from using software that relies on nonpublic competitor data to set rents, and cooperating in the ongoing case against the remaining defendants who have not settled.

Who Qualifies?
The settlement class includes all people and entities in the United States and its territories who paid rent on at least one multifamily residential lease directly to any owner, manager, or owner-operator on a property subject to a license for RealPage's Revenue Management Solutions — Lease Rent Options (LRO), YieldStar (YS), or AI Revenue Management (AIRM) — at any time during the class period of October 18, 2018 through November 21, 2025.
In plain terms: if you rented an apartment, paid your rent directly to a landlord or property manager that used RealPage's pricing software, and did so during the covered window, you may be a class member. Certain people and entities are excluded, including the defendants and their affiliates, entities that license RealPage's software and their officers and directors, government entities, the judge and court staff, jurors, and anyone who submits a valid and timely request to be excluded.

How Much Can You Get?
The settlement website does not list a fixed amount per renter. The net settlement fund — what remains after court-approved taxes, notice and administration costs, attorneys' fees and expenses, and any service awards — will be distributed on a pro rata basis based on the rent you paid during the class period, subject to adjustment based on estimated overcharges as detailed in the Plan of Allocation.
Your final payment, if any, will depend on the number of valid claims submitted and approved and on the court-approved Plan of Allocation. No money will be distributed until after the court grants final approval and any appeals are resolved.
How to File a Claim
To be eligible for a payment, you must be a settlement class member and must submit a Claim Form with any required supporting documentation. You can file online through the official settlement website (recommended) or by mail. Your claim must be submitted online or received by 11:59 p.m. EST on January 29, 2027.
For each eligible property you list, you must provide supporting documentation for at least one month during your lease period showing that you paid rent directly to an owner, manager, or owner-operator on the Property List. Acceptable documentation may include a lease agreement, proof of renter's insurance, a rent renewal letter, a rent ledger from the landlord or portal, an official move-in/move-out statement, a resident-portal payment confirmation, bank statements showing rent payments (with unrelated lines redacted), canceled checks, or money order receipts.
When you file, you can choose how to receive a payment if your claim is approved — PayPal, Venmo, Zelle, a virtual prepaid card, or a physical check mailed to your address. If you received a mailed or emailed notice, it includes a unique Notice ID you can enter to help match your record, but a Notice ID is not required to file.
Your Other Options: Opt Out, Object, or Do Nothing
If you do not want to be bound by the settlements and want to keep your right to sue the settling defendants on your own, you can exclude yourself (opt out) by sending a written request that is received by September 1, 2026. If you opt out, you give up any money from the settlements.
If you want to stay in the class but tell the court why you disagree with any part of the settlements, the Plan of Allocation, or the request for attorneys' fees, you can object. Written objections must be filed with the court and mailed to settlement class counsel by September 1, 2026. The exact filing addresses and requirements are set out in the official notice below.
If you do nothing, and you fit the class description, you will remain a class member and be bound by the settlements — but you will not receive any money unless you file a claim.
