What Is This Settlement About?

A proposed class action settlement has been reached in Megan Glasbrenner and Douglas Neal v. THR Property Management L.P. d/b/a Invitation Homes and Invitation Homes, Inc., Case No. 25-CA-012779, filed in the Circuit Court of Hillsborough County, Florida. If you signed a lease with Invitation Homes (or its related entities) in Florida and paid a security deposit between February 15, 2021 and October 31, 2025, you may be entitled to a $20 cash payment.

The lawsuit alleges that the landlord and property manager did not comply with the Florida Residential Landlord Tenant Act, the Florida Consumer Collection Practices Act, and the Florida Deceptive and Unfair Trade Practices Act in connection with renting homes and handling security deposits. Defendants deny any liability or wrongdoing and maintain that their practices complied with the law. The Court has not decided who is right; instead, the parties agreed to settle to avoid the risk and cost of continued litigation, and the Court has conditionally certified the class for settlement purposes only. Who Qualifies?

The Settlement Class includes all persons in Florida who signed a lease with Defendants or any of their subsidiaries or affiliated entities and paid a security deposit from February 15, 2021 through October 31, 2025. Defendants estimate the class at approximately 34,134 members.

A few groups are excluded: the judge presiding over the case and the judges of the Florida Appellate Courts; the immediate families of those judges; any Released Party; any class member who timely opts out; any counsel of record; and any class member who, by the date of the Preliminary Approval Order, had already released these claims.

Class members were identified from the landlord's own records, so most eligible former tenants should receive an email notice (or a mailed postcard if the email is undeliverable) with a Notice ID and PIN. If you believe you qualify but did not receive a notice, you can review the eligibility details on the official settlement website.

How Much Can You Get?

Each eligible Settlement Class Member who does not opt out and submits a valid Online Claim Form will receive a flat $20 cash payment, paid in the method you select on the claim form. If more than one valid claim is submitted for the same rental agreement, the $20 is divided equally among those claimants.

Defendants will fund the settlement up to a maximum of $682,680, based on the estimated class size of 34,134 members. Attorneys' fees and litigation expenses of up to $225,000, service awards of up to $3,000 for each of the two class representatives, and notice and administration costs are paid by Defendants separately and do not reduce the $20 payments. The Court may award less than the amounts requested.

How Do I File a Claim?

To get paid, you must submit an Online Claim Form on the official settlement website by August 14, 2026. The site's online claim verification asks for the Notice ID and PIN printed in the email or postcard notice you received, so keep that notice handy.

Because filing is gated on the administrator-issued Notice ID and PIN, this settlement is treated as proof required — a claimant who never received (or cannot locate) those codes cannot complete the claim. What Are My Options?

• File a claim. Submit the Online Claim Form by August 14, 2026 to receive your $20 payment.
• Opt out. To keep the right to sue Defendants over the released claims, mail a written exclusion request postmarked by August 14, 2026 to the Settlement Administrator at the address listed in your notice. If you opt out, you give up the $20 payment.
• Object. If you stay in the class but disagree with the settlement, file a written objection with the Court and serve counsel by August 14, 2026, following the instructions in the long-form notice.
• Do nothing. You will not receive a payment, but you will still be bound by the release and give up your right to sue over the covered claims.

When Will Payments Be Made?

The Court will hold a Final Approval Hearing at 1:30 p.m. on August 31, 2026 via Zoom to decide whether the settlement is fair, reasonable, and adequate. If the Court grants final approval, the Settlement Administrator will send payments to valid claimants about 30 days after the settlement becomes final and any appeals are resolved. Settlement checks are valid for 90 days, so deposit yours promptly. Hearing dates and timing can change, so check the official settlement website for the latest schedule.
